    Where is Engadine located?

    Engadine is located 33 kilometres south of the Sydney central business district Engadine is bounded by The Royal National Park to the east, and Heathcote National Park to the west and its own train station opposite the princess highway.

     

    What housing types are predominant?

    Houses are the most common dwelling style dominating the suburb along with a small mix of semi-detached dwellings and units. 80% of dwellings in the area are Houses. 10% are units, 5% semi-detached and 5% other/commercial.
    Age mix for the suburb is 0 to 29 yo is 39%, 30 to 49 yo is 28%, 50 & above is 33% so it’s a very attractive suburb for families and retirees.

     

    What attracts home buyers & investors to Engadine?

    According to Residex, Engadine experienced market growth of around 9.2% from July 2016 to June 2020.
    Admittedly, the suburb of Engadine isn’t the closest to the CBD, at more than 31km from the centre of Sydney as the crow flies. However, there is a direct rail link to Central station and to Wollongong – trains take about an hour to reach the centre of Sydney.
    it’s an affordable suburb that is attracting more families in search of a friendly and relaxing area and close to natural amenities.

     

    Restaurants, Shops & Entertainment

    The suburb is also well served for amenities: there are a wide range of independent and chain eateries on the Old Princes Highway and Station Street. There are four schools in the suburb, a number of churches, and the nearest hospital is in Miranda. Engadine also shares a border with the royal national park to the east. The shopping centre “Engadine Central” includes supermarkets, grocery and specialty shops and Engadine Library.

     

    Sports, Fitness & Health

    The Anzac Playing Fields are the largest open park in Engadine. On the other side of the princess highway is the Royal National Park. Going towards Engadine, the park is natural Eucalyptus bushland, with some walking trails.
    Engadine Leisure Centre located on Rawson Avenue features a 50-metre heated outdoor pool, an international size water polo pool and a multi-functional family fun and recreation area incorporating both a 50-metre and 25-metre indoor pool, spa and steam room. The pool is home to the swim club SLC Aquadot The gymnasium offers fitness equipment, fitness classes, boxing / fitness circuit, martial arts room and beach volleyball court.
    Engadine is also the home of the rugby league team the Engadine Dragons, Cricket by the Engadine Dragons Cricket Club, and Soccer by the Engadine Eagles.

     

    Schools & Educational

    The number of schools in Engadine. Engadine Public School, Engadine West Public School, Engadine High School, St John Bosco Catholic Primary School and St John Bosco College.

     

    What can my money buy in Engadine?

    Price growth in recent years has been sluggish in Engadine with prices basically remaining stagnant from 2017 to now. Residex notes Only 0.4% of properties in the suburb are currently on the market which shows there is very limited stock available. Growth has been consistently healthy for houses averaging at 9.7% p.a and units achieving 9.8% for the last 10.
    Residex notes the median house price now sits at around $977,500. Units vary significantly depending on the age of the building number in the block and proximity to amenities and views.
