Enmore is a small and tightly held suburb 5km from the CBD in the Inner West of Sydney. It used to be seen as the ‘poor cousin’ to neighbouring Newtown, however it now has a varied café and casual restaurant scene of its own. Enmore also has the benefit of being quieter and removed from the crowds that flock to the Newtown bars after dark. The eastern side of Enmore is particularly popular with its proximity to shops and its maze of dead-end and one-way streets filled with terraces, which ensures that through traffic is limited. Enmore still has many of the ‘grungy’ features locals love about neighbouring Newtown and Marrickville though such as a large alternative and vegan crowd, hidden bars and shops, street art and passionate support for live entertainment driven by the Enmore Theatre which hosts everyone from locals acts to world renowned artists.
Approximately half of the homes in the area are traditional early 20th century terraces. Apartments make up another quarter of dwellings in the suburb and remainder are either freestanding houses or other types such as townhouses. Locals love the tight-knit community and quiet back-streets where kids can run up and down the street. In comparison, Newtown is more developed, and apartments make up around one third of total dwellings.
Unlike suburbs to the north, many of the houses in Enmore have been leased and neglected for a number of years, so there are plenty of opportunities to renovate and/or extend to add value. Be careful not to overpay when you buy the property though as many people underestimate the time and cost to complete the renovation.
Enmore’s café and restaurant scene is flourishing and will soon be seen as a ‘destination’ rather just having proximity to Newtown. A new Thai vegan restaurant called 'Little Turtle' recently opened near the corner of Enmore and Stanmore Roads and is already very popular and highly rated. Bovine & Swine on Enmore Road is an American style BBQ and does wonderful smoked meats that can be served whole or in a burger. There are numerous other highly rated restaurants as well with some of the cuisines including Italian, Indian, Middle Eastern, Turkish, Vietnamese, Pakistani, Greek, African, Chinese and Modern Australian. IGA is located on Enmore Road and Woolworths has stores in Newtown and Marrickville.
Enmore Park including the Annette Kellerman Aquatic Centre is the local park and recreation centre, however the expansive Sydney Park is within walking distance and if popular with dog walkers and joggers alike. As mentioned above, the Enmore Theatre is popular with locals and has something on most nights. The Theatre is now Sydney’s oldest and longest running live theatre. The quiet streets are perfect for cyclists and the dedicated off-road cycle paths on Kingston Rd leading to Rozelle Bay and around the harbour are not far away.
Local public schools include Camdenville and Stanmore Public Schools, Marrickville High School and Newtown High School of Performing Arts. Newington College is a local independent option which is ranked in the top 100 schools in NSW. The Athena School is a further highly regarded independent option for students from kindergarten to year 9. 58% of its students ranked in the top quartile in recent Index of Community Socio-Educational Advantage (ICSEA) testing.
The median house price in Enmore sits at around $1.45m, which has fallen slightly over the past 12 months but is still up over 15% over the past three years. A picturesque two storey Victorian terrace recently sold for $1.4m. Although the three-bedroom, two-bathroom property only had on-street parking, it was renovated and within walking distance of Enmore and Newtown shops.
The median unit price is relatively more affordable at just over $700,000. For around this price you can buy a good size two-bedroom unit with parking in an older 60’s or 70’s unit block. The property will require cosmetic renovations, although it’s likely to be a short stroll to local cafés, restaurants and public transport. Alternatively, a renovated 1-bedroom apartment with parking in a great location is also possible.
