    Where is Newcastle located?

    Two hours North of Sydney you’ll find Newcastle gazing out to the Tasman Sea. Surrounded by the ocean, with a deep history and a bright future, Newcastle is attracting people from all over the country.

    What housing types are predominant?

    Units are the most common dwelling style dominating Newcastle city along with a variety of older & newer semi-detached dwellings. 46% of dwellings in the area are units. 22% semi-detached 16% are Houses, and 15% other/commercial. However, suburbs 5 minutes outside the city like Kotara or New Lambton Houses are the most common form of dwelling and offer great value.

    Age mix for the area is 0 to 29 yo 33%, 30 to 49 yo is 26%, 50 & above is 30% so it’s a very attractive suburb for families and retirees.

    What attracts home buyers & investors to Newcastle?

    According to Residex, Newcastle experienced market growth of around 26.5% from February 2016 to January 2020. 

    Newcastle as a home is not for everyone, but if you’re looking for a place that’s easy to make things work for everyday activities(stress free)- work, leisure, after school activities, clean beaches, nice daycare dotted along the high end suburb, and still free parking around some of the best beaches in NSW or Australia and into discovering all this new cafe dotted in almost every suburb ( Adamstown, Broadmeadow, Merewether, Junction, Barbeach/ Cookshill) ...then Newcastle or Newy is the city for you.

    Restaurants, Shops & Entertainment?

    The suburb also well served for amenities: there are a wide range of cafés and restaurants on Beaumont and Darby streets but if you want something by the water try Honeysuckle. For shopping only 12 minutes from the city is Westfield Kotara which is also served with its own train station. The local “Civic Theatre” attracts all kinds of touring acts and shows like National Comedian Jimoin.

    Sports, Fitness & Health

    King Edward Park is a large park overlooking the city and Pacific Ocean. Take a walk from Honeysuckle along the foreshore all the way along the break wall past the Nobby’s Lighthouse. Newcastle also has its own state reserve named “Blackbutt” after the trees that grow there.

    Schools & Education?

    Newcastle boasts some of the most well serviced schools in the state with also many private Catholic options. The Junction Primary is locally renowned for its terrific culture and Newcastle Grammar has quiet prestigious reputation. Newcastle also boasts two selective state schools with The Hunter School of Performing Arts having produced some high-quality professional talent and Mereweather High being Newcastle’s equivalent of James Ruse.  

    What can my money buy in Newcastle?

    Price growth in recent years has been big in Newcastle with prices increasing 36% in the four years to now for houses and 17.4% for units. Residex notes Only 0.69% of properties in the suburb are currently on the market with an average time of 33 days on the market.

    Residex notes the median house price now sits at around $1.31m in the postcode of 2300 however again suburbs like Kotara (house price $645,000) and New Lambton ($765,000). Units vary significantly depending on the age of the building number in the block and proximity to amenities and views. Median unit price is $665,000 in Newcastle proper.
