What are the fees?

We offer a FIXED FEE for our buyers’ advocacy services.  Providing a fixed fee avoids the perception of bias around negotiating the best outcome – we simply want to save you (the buyer) the most amount of money and yet beat other buyers in the race to purchase a property.

The fees for our three main service options are:

  1. Full search: Fees are set at between 1.5% to 2.0% +GST of purchase price including an engagement fee ranging from $3,000 to $5,000.
    For example: 

    A full search service for a property up to $600,000 attracts an engagement fee of $3,000 and purchase fee of $8,900 (total fee $11,900 inc GST).  ie circa 2%.

    A full search service for a property in the range $1.75m to $2.0m attracts an engagement fee of $5000 and purchase fee of $24,900 (total fee $29,900 inc GST).  ie circa 1.5%.

  2. Appraisal & Negotiation only: Our highly trained team are expert negotiators and advocate for your success exclusively and independently when dealing with sales agents. Our fees are an investment to ensure you get accurate advice on current market value and helps you avoid overpaying.

    Fees for our appraise and negotiate service are set at a fixed level per price bracket (which are the equivalent of circa 0.9% +GST of purchase price).

    For example: An Appraise & Negotiate service for a property in the range $1.75m to $2.0m attracts an engagement fee of $3,000 and success fee of $14,900 (total fee $17,900) ie circa 0.9%.

  3. Auction bid only: Fees are $550 + GST for attendance and $1000 + GST success fee.

How long does it typically take to find a property?

In our experience, working with a buyers’ advocate from Propertybuyer, it typically takes around 30 to 60 days to find the right property. Our buyers’ agency agreement has an initial six month term - and can be extended if required, but we are very efficient and proactive at finding the ideal property. Our team of buyers’ agents have a vast network of selling agents and private contacts to identify the perfect property to suit your individual brief.

How do you appraise property?

We spend significant time researching the local property market to determine the value of a subject property using the comparable sales method. Using the same valuation principles as a registered valuer, our team of buyers’ agents collate the most recent sales evidence and compare this with the subject property and provide a detailed appraisal report to our clients providing commentary on a range of factors to determine the current market value. Each factor is considered Superior, Inferior or Comparable to the subject property. We do not rely on automated valuation methods that are available freely online - as these provide quite misleading advice to consumers, because the data set does not consider all market factors, recent renovations, rebuilds, overshadowing, easements, caveats and a host of other factors.

Can you bid at auction for me?

YES – Absolutely.  We would be delighted to represent you at auction!  We know the tricks of the trade, how auctioneers run the auction process, how agents get inside your ear to make you overpay and make an emotional decision - and we protect you from all of this and take away the stress of auction day. Our buyers’ agents agents are highly trained in auction bidding techniques and strategies to help you win on auction day.

Do you help buyers based overseas and expats?

YES. We regularly assist overseas buyers and expats in locating their next home or investment property (or commercial property). We act as your eyes and ears on the ground in searching for the ideal property to suit your needs. Given the time differences for overseas clients, we provide many afterhours services and discussions to keep you fully in the loop with the search process and all negotiations. We take extra photos and videos to show you all the angles of the property that are typically not provided by the online advertisers. We take extra precautions to protect you from buying the wrong property and provide you with sound and accurate advice to make sure you're paying fair market value.
