Abhiram and Apoorva were clients from Melbourne looking for their forever home. I met Abhiram and Apoova, after they introduced themselves to me at an open for inspection in Highett, Abhiram wanted to know if I was buying this particular house as he had lost out to me at an Auction the week beforehand, I told him my client was looking for an investment property in the area and I could be bidding at the Auction the following week. The following week my client wanted me to bid, and I was up against Abhiram and Aproova, again I purchased the property they had their hearts set on. Abhiram and Apoova reached out to me after the Auction and wanted to know how I was able to gauge what the properties in the area were going to sell for and wanted to know more about our services, he also didn’t want to bid against me again. I talked Abhiram through the process and the psychology of purchasing in a hot market and the signed up for our appraise and negotiate service as he felt comfortable sourcing their own property but wanted me to take it off the market. I highlighted 3 properties out of the ones they chose and that’s what we focused on, and our journey started from there. Long story short, I appraised the properties they sent through, but they had one standout property and they really wanted it, again it was going to Auction. We hedged our bets and made an offer on another property on the day of the Auction, just as a backup plan. My plan was to be aggressive as I had been told by the listing agent that there were two other Buyers Agents and at least 3 other interested parties vying for this property, it was going to be a very competitive. After 4 groups bidding and 37 bids, Abhiram and Apoova were the very happy owners of their North facing architecturally renovated property in the brilliant beach-side, sandbelt location of Cheltenham. Situated in Cheltenham’s Pennydale precinct, it’s walking distance to 2 train stations, Southland shopping Centre, Charman Road retail cafes and shops. This pocket also caters for some of the best private schooling in Melbourne and some of the best Golf Courses in Australia.
