This local medical professional and first time home buyer approached us late last year. We spent several months working together to determine the ideal acquisition strategy. Initially, the client intended to purchase a home or townhouse in a blue chip suburb close to the hospitals she services in Melbournes inner east. After reviewing strategy and government incentives, the client decided it would be more advantageous to secure a property under $750,000 to benefit from stamp duty savings and state government incentives. The plan was to live in the property for 12 months and later convert it into an investment, while benefiting from building depreciation over 40 years. This approach would allow the future purchase of a principal place of residence while retaining a strong investment asset. We assessed new townhouses and apartments across the inner west and inner east, prioritising proximity to hospitals. Key criteria included new construction, boutique development design, limited number of dwellings, blue chip location, low travel costs to work, and manageable ongoing expenses. We secured a new north facing first level two bedroom, two bathroom, one car apartment. The property is one of only 11 residences across two levels, positioned on approximately 1250 sqm of land. The original front residence, known as The Bungalow, is a 1917 heritage building linked to the Signal Box at Gardiner Station, also constructed in 1917. As a new build, the property provides 40 years of building depreciation benefits. The land component represents more than 30 percent of the purchase price, significantly higher than the typical 5 to 10 percent allocation seen in many apartment developments, reflecting a favourable unit to land ratio. Work related travel costs will now be minimal. After 12 months, the client will have the flexibility to lease the apartment and acquire another principal place of residence. An excellent strategic outcome for a disciplined first home buyer with long term planning in mind.
