Great local client success story, this one! My local client needed a home close to the Children’s Hospital in either the Uni Hill or Princess Hill high school zones. The brief was the property needed a back yard - even if small - and preferably single level. The deal postcodes were: Parkville, Carlton, North Melbourne, West Melbourne and Kensington in that order. We juggled between townhouses and terraces but decided on the latter. After inspecting over 20 properties in all the post codes listed above, we landed on this passed in and unloved beauty in Carlton North. The property is a double-fronted (7.1m) fully renovated Victorian home, designed to suit a vendor who required wheelchair access. So first impressions when inspecting were it felt very spacious inside. Following a lengthy negotiating process, we landed on an agreed price close to the CIV value with approximately 75-80% land content value and with only a small sum needed to increase the height of the benches. With Edinburgh Gardens and Curtain Square on either side, Lygon Street and Carlton Football Club close by, and the Nicholson Street tram within a stone's throw, the property oozes convenience, value, and upside.
