Our client engaged us to secure an apartment for his son in Sydney’s competitive property market, with the dual objective of providing a quality residence and acquiring a strategic long term real estate asset. The Challenge: The brief required a property in a suburb with a history of strong capital growth, consistent rental demand and excellent transport options. The property needed to be in a boutique, secure, well built and well maintained block with low strata fees and minimal holding costs. Quality apartments in the tightly held Inner West suburbs are scarce. Many available options involved compromises such as high strata fees, building issues and inferior layouts, which could potentially limit capital growth. The Solution: Following comprehensive market analysis and due diligence, we identified Dulwich Hill in Sydney’s Inner West as a high performing suburb, underpinned by transport infrastructure, lifestyle appeal and sustained rental demand. We secured a well positioned property in a solid boutique complex with low outgoing costs. Through informed negotiation, we purchased the property below market value, with an independent bank valuation validating the purchase price. The Outcome The client acquired a tightly held asset in a high demand suburb, positioned for long term capital growth and strong rental yield potential. In a competitive, low-supply market, this result highlights the importance of careful suburb selection, thorough due diligence and strategic negotiation, delivering both immediate housing security and long term wealth building potential.
