An expat client living in the USA, planning to relocate back to Sydney within the next few years, sought to purchase a luxury home along the eastern suburbs beaches with sweeping ocean views. Having not lived in Sydney for over 30 years, they were unfamiliar with the local market and needed a trusted advisor to help them navigate the eastern suburbs, providing insights into available options and feedback on what their budget could afford. After interviewing three buyers agents, they chose to move forward with Munro Donen. Before formal engagement, Munro held multiple Zoom meetings with the client to understand their specific needs and preferences. He provided valuable feedback on various eastern suburbs beach locations, helping them identify the areas that would align with their desired lifestyle. Munro also shared recent sales data, showing actual home prices in these areas, which gave the client a clearer picture of what their budget could achieve, far more reliable than sales guides. Munro quickly got to work, sourcing several off-market luxury options while thoroughly reviewing all listings to ensure no opportunities were missed. He compiled a shortlist of properties and conducted video inspections, offering transparent and honest feedback. For the properties that most interested the clients, Munro arranged live FaceTime walk-throughs, showing the homes as well as the surrounding streets and local areas, which proved invaluable. The client flew into Sydney, Munro accompanied them to inspect the shortlisted properties. Throughout the process, he provided expert advice, feedback, and helped familiarize them with the various neighbourhoods. Munro also coordinated due diligence and organised an independent building inspection for the selected properties. After receiving two unfavourable building reports, Munro advised the client to walk away, saving them tens of thousands of dollars. Remaining proactive, Munro continued the search and successfully secured a newly renovated, high-quality waterfront property before it went to auction. This home ticked all the boxes for the client in terms of both location and design. The client was thrilled with the outcome and after exchanging contracts
