Initially this client was looking for a house to do either a potential granny flat or subdivision. I found a number of those options & he travelled up last Monday, with his father (only gave me notice on Saturday afternoon) so I had to act quickly to make contact with a number of selling Agents to organise a bunch of inspections for the Monday morning. This included arranging on a Saturday night and Mothers Day! I wanted to also show Dimitri a range of properties in multiple locations to show him what he can buy for his budget (under $870k). I managed to show Dimitri & his Dad Tony a total of 8 x properties btw 11:30am to 2pm, so you can imagine how hard that can be when you have only 24 x hrs notice & you are organising this on Saturday night & Sunday which happened to be Mothers Day! I managed to get access to: - 4 x well located units around blue chip Merewether & also another renovated rare unit in The Junction - A renovated house in Mayfield - A house on a massive 1,000m2 block in Wallsend (suit both subdivision or granny flat) - And also another house on a large 780m2 block with dual street access in Birmingham Gardens (close to the Newcastle Uni) which also ideally suited both a granny flat or subdivision. After the inspections, Dimitri & his Dad understood the stand out quality locations close to the Beach & felt a property in a more desirable suburb was better suited & Dimitri felt he would bite off more than he could chew with a subdivision or granny flat & decided on a set & forget renovated well located apartment in a desirable suburb where median house price is above $2m & median unit price around $820k which is just perfect as an investment as we were able to buy under Median value and also below the appraised price and it will continue to have consistent growth & attract quality long term tenancy.
