My client Daniel was looking for a property that could provide him with both healthy capital growth & healthy yield. I started by presenting & showing him houses further out under $700k as this was the clients initial preference, however after looking at the healthy stats for strata properties that were located in more affluent, trendy beachside locations that had Airbnb potential, this was preferred for my client. Much education goes into discussing & taylor-making a strategy for every client as every brief & requirements are different. There is no one client the same. We viewed many property options, and I was able to access a pre: market property in a small complex opposite a local trendy café, walk to the beach in a high quality blue chip beachside suburb before the general public had access. I was able to act swiftly, organise video’s for my client, carry out an appraisal report and negotiate a favourable price to also include all furniture as the property is currently run as short term letting & my client will have this option. We exchanged contracts within 24 x hours of offer & acceptance with a cooling off period to allow a strata search report & further diligence along with formal finance approval. There was only 4 of this type of property sold last year in this suburb with only 6.9% of this property type so a low supply but a high demand and my client will have the option of short term or long term letting. I own similar property types in a neighbouring suburb which have performed exceptionally well both from a capital growth & rental return perspective and I would have no hesitation on buying this property personally.
