Kevin was engaged once again for a repeat client and was able to secure 2 x blocks of units efficiently within the popular Newcastle suburbs to suit his clients brief within an 8 x week period. This particular transaction was cleverly negotiated by Kevin 1 x week PRIOR to Auction which is very rare these days to achieve & culminated due to Kevin’s trust & rapport with the local selling Agent. The location is one of the most popular premium beachside suburbs in Newcastle, only 500m to a popular beach, hence we had to move forward super quick to provide an unconditional contract before other buyers as these types of multi tenanted properties is quite rare in this location. The property was original, however in good condition with further potential, which I highlighted to my clients. Working closely with the selling Agent, we were able to achieve an agreed price & exchange unconditionally 5 x days prior to the Auction, once I had co-ordinated reviews of Building & Pest Reports & discussions with the Inspector, multiple on site inspections and of course a thorough contract review. My clients were obviously ecstatic with this outcome as they knew we would have stiff competition at an Auction & there is always the unknown in what other buyers are willing to pay & they preferred certainty as did the selling Agent in this case. I have also provided my clients with improvements that can easily be added to maximise rental yields & also increase the value at the same time. The value add we provide from our expertise & rapport with local selling agents is obvious with this transaction & given this was transaction #9 for these valued clients, we have built a solid base of trust and if I advise to move quickly, my clients do so, hence, we have built a unique & very successful property portfolio for them.
