From Frustration to Success: Turning a Tough Search Into a Smart Purchase This lovely couple came to me through a trusted referral from a sales agent who knew they were serious about buying but were struggling to break through. They had been actively searching for some time, attending inspections, making offers but continuously missing out. Like many first-time buyers in today’s competitive market, they were beginning to feel the frustration and fatigue that comes with seeing opportunity after opportunity slip away. They hadn’t initially considered using a buyer’s agent. Understandably, they were trying to keep costs down, and there was some hesitation around how the process worked, especially around the idea of paying a professional when they weren’t sure what value it would bring. There was also a bit of concern around how someone paid on commission could remain fully loyal to the buyer. From the beginning, I made it clear that my role is to work exclusively for the buyer, never the seller. I’m here to level the playing field and make sure my clients have expert support, real strategy, and someone in their corner through every decision. Once we sat down and talked through the process, they felt more confident, and we moved forward together. After getting clear on their goals, financial limits, and key requirements, we narrowed the focus and streamlined the search. Because they’d already spent time in the market, they knew what they didn’t want and I helped them filter out distractions and concentrate only on properties that were truly worth pursuing. Eventually, we identified a great home that ticked all the right boxes. Based on the campaign and market feedback, I believed the best path was to let the property run to auction. I was confident that buyer competition would be limited, and that we could use that to our advantage. We put a strategy in place and executed it on the day. As expected, the auction didn’t draw much heat which gave us leverage. I negotiated hard, and we were able to secure the property below the vendor’s original reserve price. It was a fantastic result and a well-earned reward for their patience and trust in the process. Involving Buyer’s Agent William Losch in our housing purchase, was a great decision and we are glad that we made. At First, using the services of a Buyer’s Agent was not an easy choice for my wife and I. We were trying to save money in order purchase a home and we knew that using a Buyer’s Agent was an extra cost. Also, we were unsure how a Buyer’s Agent who is paid on the commission of the sale, would still be working for us as the buyers and the not supporting the vendor for a higher selling price. Yet all of our uncertainties and unknowns were dispelled after meeting Will a few times and hearing him explaining the way a Buyer’s Agent works only for the buyer.
