At First, using the services of a Buyer’s Agent was not an easy choice for my wife and I. We were trying to save money in order purchase a home and we knew that using a Buyer’s Agent was an extra cost. Also, we were unsure how a Buyer’s Agent who is paid on the commission of the sale, would still be working for us as the buyers and the not supporting the vendor for a higher selling price. Yet all of our uncertainties and unknowns were dispelled after meeting Will a few times and hearing him explaining the way a Buyer’s Agent works only for the buyer. Will was excellent at ensuring that we understood what was involved in the process of buying a home and during our time together, Will worked with us to talk about our strategies and goals for our purchase. He was quick to comprehend our hopes, our dreams, our financial limits and our ‘essentials’ for our new home. This meant that he was able to easily filter the appropriate properties for us to view. Will helped us make decisions by being a person with whom we could involve in our discussions and make suggestions. Eventually, we identified a great home that ticked all the right boxes. Based on the campaign and market feedback, I believed the best path was to let the property run to auction. I was confident that buyer competition would be limited, and that we could use that to our advantage. We put a strategy in place and executed it on the day. As expected, the auction didn’t draw much heat which gave us leverage. I negotiated hard, and we were able to secure the property below the vendor’s original reserve price. It was a fantastic result and a well-earned reward for their patience and trust in the process.
