Alok is an investor who has been referred to advise and source his first Commercial Investment property in either NSW or QLD. Having a solid residential property portfolio, his goal was to purchase a solid, low-maintenance investment that would provide both income security, growth and a good net yield. With low stock of quality tenanted investments, I recommended 3 properties in Brisbane, but they all had some hairs on them. Using my network of contacts and Agents, I uncovered an ideal quality Industrial unit in the blue chip suburb next to the Port and Airport. The main National tenant has been in occupation since 2007 with a 5+5 year lease and strong CPI annual increases providing a low-maintenance, stable and secure income to our client. The rental return is 6% net with a 10% uplift to be extracted in the next 2-3years. We negotiated price, terms and conditions to suit our buyer just before Christmas and conducted extensive DD. Alok is thrilled with the result and we trust this commercial asset acquisition will greatly benefit the growth of his property portfolio.
