Izaan's aim was to secure an investment property with low maintenance, a good income stream and growth potential. With a budget of $540k my focus was on a 4 bedroom, 2 bathroom and 1 garage property. The budget would not stretch to a double lock up garage. The quality of the property we found was amazing, high ceilings, top shelf finishes, larger than normal single garage and a wide timber front door which made a great first impression. The suburb is quiet, established and surrounded with a similar standard of home. I met the tenants who are lovely people and appreciate the home they live in. They indicated they wish to stay on. While the Market Rent Appraisal was excellent, the Current Rent is quite low at $375wk locked in till May '24. This was due to the seller liking the tenants who looked after his property well. I used this low rent situation as a bargaining chip to secure the property under the asking price. The difference covers the loss of "realistic" rent for the lease period. The buyer is delighted with his investment purchase. It's been a pleasure to work with Izaan on his investment journey. He is a very contended buyer, who I am confident in about 12-18 months will be ready to buy his next investment.
