Ella is the perfect buyer, although she lives locally, she wasn't too bothered about seeing the best properties I could short list. She knew what she wanted and was happy for me to do the leg work and present opportunities. When I first chatted with her at 10am on Tuesday 19 March, I indicated that competition was strong and if she was ready to go, we may need to move quickly when a good property presented itself. Ella's budget was $600,000 although she indicated she could go to $630,000 for a quality buy. I'd seen 12 Primrose Cres, Redbank Plains a lovely 2017 build, in excellent condition, a couple of days earlier and I was confident the price was right. We lodged an offer at 7pm that same day for $630,000 and waited. A late offer for $650,000 came through which ruled us out. The same agent who called me about 27 Biella Court, had an off-market property at 5 Mowbullan St, Redbank Plains for a less than market asking price, in this competitive climate for $600,000. I'd inspected the property a few days earlier and had sent this property link to Ella along with four other options. When our first offer was unsuccessful, she asked about 5 Mowbullan St. We had it on contract the next day. Success !! I was able to show Ella through her new property on Easter Monday and she is pleased with her buy as it's an investment for her two teenage sons. This was a quick and pleasurable journey through to purchase.
