Liz & Grover are experienced Northern NSW/SEQ property investors, however they approached us to advise and source their first Commercial Investment property. They were initially looking for a very high yielding property 7%net+, and after our consultation and during the search process they realised that ,at their life stage, income security and stability are as important as a good net yield. With low stock of quality tenanted investments across the Eastern seaboard, we extended the radius from Canberra through Sydney to Brisbane. I recommended an Industrial unit in Northern NSW, then we put a SEQ property under-contract from which we pulled-out during DD as we were not happy with some searches results. Using my network of contacts and Agents, I uncovered an ideal off-market quality Industrial Business unit in the tightly held Brisbane trade-coast suburb just next to the Airport. The property has a long-standing Tenant in occupation since 2009 who has just signed a new 5+5year lease with strong 4% annual increases providing a low-maintenance, stable and secure income to our clients. We managed to persuade the Vendors to accept our conditions and price for this great asset and conducted extensive DD prior to exchange. Liz&Grover are thrilled with the result and we trust this commercial asset acquisition will greatly benefit the future of their property portfolio.
