I dealt mainly with Kwan. He is a dentist living in Clermont in Central Queensland. He and Janis plan to take next year off to travel with his kids, while they rent out the above property, then return and move into this property as the family home. Kwan has other investments. I did a thorough inspection of the property, took a lot of photos and spent quite a while speaking with the agent. She was most accommodating and professional. Kwan's son Michael was also there having a look around and taking photos. The agent arranged access on Monday for Kwan's handyman to look through and Kwan decided to drive down and look through as well. Kwan's Mother was in hospital awaiting an operation, so it was an opportunity to support his Mum and see the house at the same time. We negotiated for quite a while late Sunday 12 Nov, with furniture, without furniture and versions in between offers and counter offers...... Then the seller agreed to sign Kwan's original offer which was on an unconditional contract, with no cooling off. This is what Kwan requested in order to be competitive. All done by 11pm. Shortly afterwards Kwan got cold feet and went into a panic. We talked through all the elements of the procedure, the attributes of the property and the fact that there was good value in this property either to live in or rent out. He didn't overpay for this property. We spoke the next day, everything was calmer, Mum's operation went well. By the afternoon, the deposit was paid and things were moving forward. I expect this deal will now proceed without issues. This was a quick 3 day - fast and furious exercise.
