These investors wanted a quality home in a quality inner east location with a generous land component. The clients also aimed to have the benefit of value-add potential in the far future. We identified this property as being the best of both worlds in terms of quality, nothing to do property today - yet a second level on the home would produce outstanding city views and supercharge its value. Its location walking distance to the village with cafes, restaurants and near the state school sees it in a prime long-term position, and the location and attributes give it a higher existing rent return than similar priced properties. With several registered bidders and a fixed maximum budget, we had to be highly strategic in terms of how we played the auction. We were the third bidder in and pushed in with a higher bidding increment that polarised the room. The property did not meet its reserve, and we became the highest bidder. We then quickly negotiated the reserve down (was $2,100,000) with the auctioneer by $100,000 as the lead bidder and increased our bid in exchange for the property being placed on the market at that price ($2,000,000). This second increased bid caused the other parties to keep their hands in their pockets and not want to get involved by getting into a bidding war with us. Our perception of strength deterred the other parties, and the agent said post auction and pushing others out was very clever, and this allowed us to be successful. With our maximum authority to bid at $2,100,000 and that being a fair reflection of the property's value, our strategy worked and we were able to save the clients $100,000. We keep the other bidders deterred from participating (and the auction becoming emotional) with the inevitable risk the other bidders get seduced into a back and forth - and eventually overpaying. This was watched live by the clients, and they were blown away by my strategy and how we dominated the auction to get the result. Very happy clients, a very strong outcome.
